What medical professionals qualify for an LMI waiver?

AHPRA-registered practitioners including doctors, dentists, specialists, pharmacists, optometrists, physiotherapists and vets. Eligibility varies by lender — some restrict the waiver to medical and dental only, others extend it to all AHPRA-registered health practitioners. Income type, loan size and LVR also affect waiver eligibility.

How does income assessment work for self-employed doctors?

Self-employed medical practitioners (sole traders, company directors, trust distributions) are typically assessed using 2 years of tax returns. Some lenders accept 1 year for practitioners with a demonstrable history. Private practice income, locum fees and trust distributions are each treated differently by different lenders — a specialist broker can identify which lender policy fits your income structure.

How fast can equipment finance be approved?

Equipment finance for standard medical equipment is often approved within 24–48 hours for established practitioners with good credit history. Complex or high-value items may take longer. Equipment finance does not require property security and runs through a separate approval process from home lending.

Does purchasing a practice require a separate broker from the home loan?

No — we can arrange both the practice purchase finance and the home loan from the same desk. Practice purchase finance uses specialist medical finance lenders who understand goodwill, patient retention and practice revenue. Coordinating both through one broker avoids conflicting assessments across your total debt position.

What types of medical professionals does Medical Finance Australia help?

Medical Finance Australia assists doctors, specialist physicians, surgeons, dentists, dental specialists, optometrists, pharmacists, physiotherapists, vets, nurses, and other AHPRA-registered practitioners. Both employed (PAYG) and self-employed medical professionals are eligible. The LMI waiver benefit applies primarily to AHPRA-registered practitioners under most lender policies.

Can doctors borrow more than 80% without paying Lenders Mortgage Insurance?

Yes. Many lenders offer LMI waivers for registered medical professionals. Eligible borrowers may borrow up to 90% LVR — and in some cases higher — without paying LMI. Eligibility depends on AHPRA registration, income type, lender policy and loan size. The LMI waiver can save a doctor borrowing $1.5M up to $25,000–$35,000 in LMI premium.

Equipment finance is arranged through separate asset lenders and does not impact your home loan serviceability. Approval is typically faster than mortgage lending — sometimes same day for straightforward equipment.

Can I purchase a medical practice or clinic through a specialist finance broker?

Yes. Practice purchase finance covers the acquisition of GP practices, dental practices, specialist clinics, allied health businesses and veterinary practices, including goodwill (the intangible value above physical assets). Specialist medical finance lenders will lend against goodwill secured by business cash flow and purchaser income. Standard residential lenders typically will not finance goodwill.

Can a doctor living overseas still access the LMI waiver for an Australian home loan?

In some cases, yes. Some lenders maintain the LMI waiver eligibility for doctors with current AHPRA registration even if they are working overseas. Currency and income shading policies still apply for foreign income. This is a specialist scenario requiring a broker experienced in both expat lending and medico policy — a generalist broker is unlikely to know which lenders accommodate this.

Can a medical professional buy commercial premises or consulting rooms?

Yes. Commercial premises and consulting room purchases are assessed as commercial property transactions, not residential. An SMSF can also purchase commercial medical premises in appropriate circumstances. Lenders assess the lease terms, tenant covenant, property type and location. This requires a broker familiar with both commercial lending and medico-specific lender policies.

What income does a medical professional need to demonstrate for a home loan?

Employed doctors providing PAYG income need recent payslips and may include overtime, on-call allowances and salary packaging. Self-employed medical professionals (sole traders, company directors, trust structures) typically need 2 years of tax returns and business financials, though some lenders accept 1 year for established practitioners.
